If you have rented your unit, a copy of the lease must be given to Legum & Norman.
If you had a tenant occupying your unit, it is important to have the utilities changed back to your name once the tenant moves out. Otherwise, service may be interrupted resulting in damage done to your unit (i.e. burst pipes).
Any owner who rents his/her unit is responsible for informing their tenants of the Rules and Regulations for Creekwood. Fines for infractions committed by renters will be levied against Owners. Therefore, please be sure to keep your tenants informed. If your renter has a dog, it is especially important that they be informed that you (the Owner) will be fined if their dog is not curbed properly.
NEW MANDATORY INSURANCE REQUIREMENTS:
Our insurance carrier requires all owners to change their washing machine hoses from rubber to metal. They should be burst proof with a stainless steel top. Owners are also required to change the plastic dryer vent pipe to a corrugated metal pipe. All damages associated with failure to make these changes, will be assessed to the owner of the unit that did not make the changes. A picture of the metal hoses and corrugated metal vent pipe as well as copies of the receipt for these items and the receipt for the vent check, will suffice as proof.
All units with a gas fireplace must have their fireplace vent checked yearly. Proof of this inspection should be sent to the Legum and Norman office immediately. Failure to do so may include a fine to unit owners.

Minutes of previous council meetings are now on line at www.Creekwoodcondo.com under the BOARD section. The ID and password for accessing the minutes were mailed to all unit owners. If you are a new owner and do not know the ID and password for accessing the minutes, please contact the property manager at the the Legum and Norman office at 302-227-8448. Ownership in Creekwood will be verified.
TO ALL PET OWNERS - UNIT OWNER OR RENTER:
Read below about fines for all infractions of the Creekwood Code of Regulations including not properly curbing your pet!
TO ALL CREEKWOOD RESIDENTS:
IMPORTANT MAINTENANCE INFORMATION:
The heating and air conditioning system should be serviced in the Fall and
Spring. Check washing machine hoses for leaks, and change the furnace filter
regularly. Smoke detector batteries should be changed every six months. During
warmer months you are encouraged to set your air conditioner to a minimum
80 degrees to avoid excessive heat build up in your unit, when unoccupied.
Upon inspection L&N management found that many front doors at Creekwood need
repainting. It is the Owner’s responsibility to paint their front door.
You may purchase the paint, One Coat White, #914 at the Duron Paint Store in
the Midway Shopping Center on Route One. L&N will re-inspect the doors in
September.
Garbage:
Please do not place large items (mattresses, televisions, furniture, etc.)
outside the dumpsters. The Condominium Association is charged $65 from
Waste Management each time a special trip is required to remove large
items. If you have any questions, please contact Legum & Norman at 50
Cascade (the building at the Creekwood entrance) or call 302-227-8448.
Also, please report any illegal dumping to Legum & Norman. A
fine will be assessed if you are found to have deposited large items
outside the dumpster.
Help us to keep Creekwood attractive: If a dumpster is full, please walk your trash over to another dumpster. Please do not place your trash on the ground outside the dumpster, this only attracts flies, vermin and rodents. Thanks for your cooperation. Please also place cigarette butts in the sand buckets provided.
Dryer Vent and Lint Trap: Please remember to clean your dryer lint trap after each load of laundry is dried. Please also remember to clean out your dryer vent. Proper maintenance will prevent lint fires.
Help Keep Your Lungs and Furniture Clean: While residing in your unit, remember to change the air filter once a month to maintain air quality, and minimize dust.
In case of a non-life threatening emergency during non-business hours at Creekwood, please contact the property manager by dialing 302-227-8448 and wait for the answering service. The property manager is on call 24 hours a day.
It is a violation of the Fire Codes
of State of Delaware and Sussex County to use ANY open fire grill within ten
feet of ANY multi-family structure at Creekwood, especially on patios in the
multi story buildings. Furthermore, no storage of flammable substances is
allowed in multiple family structures, e.g. propane, charcoal or gasoline
etc. It is also a violation of the Creekwood Declarations to be in violation
of these laws and owners are subject to fines by the Association. It is the
responsibility of Owners to inform their tenants of these codes. When a
tenant is in violation of these codes, the OWNER will be fined.
All window coverings MUST appear white or off-white when viewed from the exterior of any building in Creekwood.
80% of a unit’s floor covering MUST BE CARPETED, other than kitchens, bathrooms and utility rooms. If you are considering installing any type of flooring, other than carpet, you must submit your request in writing to Legum and Norman, who will forward it to the Creekwood Community Board for review.
