NOTICES FOR OWNERS:

 

WE’RE COUNTING ON YOU TO REMEMBER:

  1. If you have rented your unit, a copy of the lease must be given to Legum & Norman.

  2. If you had a tenant occupying your unit, it is important to have the utilities changed back to your name once the tenant moves out.  Otherwise, service may be interrupted resulting in damage done to your unit (i.e. burst pipes).

  3. Any owner who rents his/her unit is responsible for informing their tenants of the Rules and Regulations for Creekwood.  Fines for infractions committed by renters will be levied against Owners. Therefore,  please be sure to keep your tenants informed.  If your renter has a dog, it is especially important that they be informed that you (the Owner) will be fined if their dog is not curbed properly.

NEW MANDATORY INSURANCE REQUIREMENTS: 

  1. Our insurance carrier requires all owners to change their washing machine hoses from rubber to metal. They should be burst proof with a stainless steel top. Owners are also required to change the plastic dryer vent pipe to a corrugated metal pipe. All damages associated with failure to make these changes, will be assessed to the owner of the unit that did not make the changes. A picture of the metal hoses and corrugated metal vent pipe as well as copies of the receipt for these items and the receipt for the vent check, will suffice as proof.

  2. All units with a gas fireplace must have their fireplace vent checked yearly. Proof of this inspection should be sent to the Legum and Norman office immediately. Failure to do so may include a fine to unit owners. 

ADDITIONAL INFORMATION AND REMINDERS: 

TO ALL PET OWNERS - UNIT OWNER OR RENTER:

Read below about  fines for all infractions of the Creekwood Code of Regulations including not properly curbing your pet!

  1. Owners and tenants must register their pets with the office. All owners and tenants are instructed to follow the condo rules regarding animals.
  2. Dog walking is permitted between buildings 200 and 1300, and near the dumpster area of building 500. Dog parks have been designated as locations where your pets may relieve themselves. Do not walk your dog next to or behind other buildings as it destroys the grass. Be considerate of your neighbors, and pick up after your dog.  Pursuant to ART. 12, SEC. 1, p. 25, and ART. 10, SEC. 2, p. 23 of the Creekwood Amended and Restated Code of Regulations, dated 5/22/04: Any infraction of the Code of Regulations, including not properly curbing your dog  will be fined at $200 for the initial infraction, $400 for the second, and $800 for the third, etc… with  subsequent fines doubling at each occurrence.
  3. Your neighbors will be watching and reporting on infractions and this notice will serve as the final warning letter. Every owner gets a copy of the Condo Regulations and is responsible for making sure that their tenant(s) also knows the rules, therefore, please inform your tenant(s) of these fines.
  4. Please take the little extra time and effort to properly take care of your pet and or ask your tenant(s) to do the same. The Board does really not want to issue fines for a problem that is completely avoidable.
